Gilbert went from farm fields to office parks in about fifteen years. Most of its commercial stock is newer than the crews working on it.

Young buildings, moving ground

A lot of Gilbert sits on old farmland with clay-heavy soil. That ground swells when it gets water and shrinks when it dries out.

It moves slowly, and it does not crack a wall overnight. What it does is work the joints. Sealant at a control joint, a window or a parapet is the part that gives first.

On a fifteen-year-old building that joint is at the end of its life anyway. Nobody budgeted for it, because the building still looks new.

So on a Gilbert walk we start at the joints, not at the crack somebody called us about. The crack is usually the symptom of a joint two floors up.
