Re-Stucco Your Mesa Home
Dobson Ranch homes from the 1970s, golf course homes up in Red Mountain Ranch, and 1990s tract homes near Superstition Springs. A full new finish over the stucco you already have.
Mesa, Arizona
Your Mesa house went up 25 to 50 years ago, and the stucco looks it. Cracks on every side, color that has faded unevenly, and old patches you can spot from the street.
Then there's the trim. A lot of 1990s homes here have foam bands and pop-outs around every window. Once those crack, water and sun go to work on the wall behind them.
A re-stucco fixes the whole house at once. We repair the trim and the cracks, bond the wall, and put new coats over everything for one even finish.

Mesa homes by era

Dobson Ranch
One of Mesa's first master plans, built from the 1970s on. Older textures and a lot of paint, so bonding the old surface matters before any new coat goes on.
Alta Mesa and Red Mountain Ranch
Golf course homes in northeast Mesa from the 1980s and 90s. HOA color lists, and long walls that face open fairways with no shade.
Superstition Springs
1990s tract homes near the mall and the US 60. Foam trim around the windows is standard here, and cracked trim is common.
Las Sendas
Hillside homes in the Usery Mountain foothills from the 1990s on. Strict design rules, and lots where scaffolding has to stand on a slope.
Foam trim is where the time goes
Walk a 1990s Mesa street and count the shapes around each window. Bands, sills, pop-outs and corner trim, all foam under a thin coat.
Those pieces crack at the joints first. Water gets in, the sun bakes the gaps open, and the trim starts pulling away from the wall.
On a re-stucco we fix every piece before the new coats go on. Loose trim gets reset, cracked joints get filled and meshed, and then the finish wraps each shape.
It's slow work. It's also why a house with a lot of trim costs more than a plain one the same size.

Yes, the trade prices stucco that way. One square yard is nine square feet, so divide by nine to compare against $5 to $9 a square foot. A 2,000 square foot single story home runs about $9,000 to $21,000.
