Synthetic Stucco (EIFS)

A lighter, pre-colored stucco system that flexes instead of cracking and adds real insulation to the wall. The clean modern finish a lot of custom homes ask for.

The work

Traditional stucco is hard, but hard means brittle. On a wall that moves a lot, a long modern elevation, or a home you want cool inside, a rigid cement finish fights you.

EIFS solves that. Foam board adds an insulating layer, a base coat with embedded mesh spreads stress, and an elastic, pre-colored finish stretches with the wall instead of splitting.

It runs about 15 to 20% more than traditional stucco. In return you get a crack-resistant finish, a lower cooling bill, and the smooth, clean look modern designs are after.

What's included

What goes into an EIFS wall

  1. Foam insulation board

    Rigid foam goes on first and wraps the home in a continuous insulating layer, the part traditional stucco does not give you.

  2. Reinforced base coat

    A base coat with embedded fiberglass mesh spreads stress across the whole wall, so no single spot takes the strain.

  3. Elastic finish coat

    The pre-colored top coat flexes with the building. Color is mixed in, so a chip never shows a different shade underneath.

  4. Optional smooth finish

    Want the ultra-flat modern look? We add a second synthetic coat and trowel it glass-smooth.

Cooler inside, fewer cracks outside

EIFS was built for energy. The foam layer slows the heat coming through your walls, which on a Phoenix August day means your air conditioner cycles less and your bill drops.

The elastic finish is the other half. Where cement cracks when the wall shifts, a synthetic finish stretches and springs back, so the hairlines that show up on rigid stucco never start. It is why we point custom-home clients toward EIFS on long, clean wall runs.
