Elastomeric Coating for Stucco Walls
Regular exterior paint is a film. Elastomeric is a coat with real thickness that stretches over hairlines and holds its color under Arizona sun.
The problem
Standard exterior paint on Phoenix stucco gives you about five good years. Then the sun chalks it, the wall moves, and every hairline shows straight through.
So you repaint a wall that keeps cracking underneath. It looks better for a while. It does nothing about the water getting in.
Elastomeric goes on many times thicker than paint and stays flexible. It bridges hairline cracks and sheds driven rain. It also gives the whole wall one even color again.

What a coating job includes

Repairs happen first
Coating is not a crack fix. Open cracks get sealed and holes get patched before anything is sprayed, or you get a smooth wall with the same cracks under it.

Wash and dry the wall
Chalk, dust, and growth all break the bond. The wall gets cleaned at controlled pressure, then given real time to dry before we coat.

Prime where it's needed
Bare patches and chalky old paint drink material unevenly. A masonry primer on those areas keeps the finish color consistent across the elevation.

Two coats, back rolled
We spray and back roll so the material works into the texture instead of bridging over the top of it. Two coats is what gets you the film thickness the product is rated for.

Keep the weep screed clear
Coating sprayed over the screed at the base of the wall dams water inside the assembly. We mask it. A lot of paint crews do not.
Where elastomeric is the wrong call
It is not a cure for a wet wall. Elastomeric holds water off from the outside. So if the wall is already damp inside, a coating traps that water in and you get blisters.
So we check before we quote. If the wall sounds hollow, if there is staining at the base, or if the weep screed is buried, that gets fixed first and the coating goes on after.
Used right, it is one of the best value jobs on a desert home. Used to hide a problem, it is an expensive way to make that problem worse.
