Re-Stucco for Glendale Houses, Old and New

From the 1950s ranch streets near downtown to Arrowhead Ranch and the newer tracts out by the 101. We put a new finish over the wall you have, after the prep that makes it stick.

Glendale, Arizona

Glendale has some of the oldest stucco houses in the West Valley. The ranch homes around downtown went up in the 1950s and 60s, and many have been painted more than once since.

Paint is the problem for a re-stucco. New cement doesn't grab a slick painted face, and a coat laid over loose paint lets go with it.

So prep is the job here. We wash the wall, scrape off what's loose, patch the cracks and put down a bonding coat before any new stucco goes on.

  • Central Glendale ranch streets

Post-war homes around downtown and Glendale Avenue, mostly from the 1950s and 60s. Expect old paint, thin spots and patches from several owners, all of it sorted before the first new coat.

  • Central Glendale off Thunderbird Road

Family homes from the 1970s and 80s, many without an HOA. More freedom on color, and often a sun-worn finish on the west and south walls.

  • Arrowhead Ranch

North Glendale's lake and golf community, built from the 1980s into the 2000s. HOA rules apply, and the oldest sections now have walls more than 30 years old.

  • West Glendale near the 101

Newer tract homes out toward the stadium, with foam pop-outs and builder sand finishes. The walls are younger, so prep runs lighter and more of the budget goes to the finish.

Old paint is what a new coat can't grip

A painted stucco wall looks sound from the street. Put new cement over it without prep and the bond is only as good as the oldest coat of paint underneath.

On Glendale's older homes we tap the wall and test the paint before we bid. Loose paint gets washed and scraped off. Cracks get opened and patched, then a bonding coat goes on so the new stucco has something to hold.

None of that prep shows when the job's done. It's also why two bids on the same Glendale house can be thousands apart, so ask each contractor what they do with the paint.

Send us a photo of the wall and we'll tell you what we're looking at before anyone drives out.

It can, because painted walls take more prep. The range is $5 to $9 per square foot of wall for traditional three-coat, or about $9,000 to $21,000 for a 2,000 square foot single story home, and heavy paint prep pushes you up inside it.
