Re-Stucco Older Tempe Homes

Tempe's 1950s ranch homes near ASU and its 1970s lake streets hold some of the oldest stucco in the East Valley. We re-coat them with a finish that suits the house.

Tempe, Arizona

A lot of Tempe was built before the rest of the East Valley caught up. The ranch homes south of ASU date to the 1950s and 60s, and The Lakes followed in the 1970s.

Those houses have simple lines, low roofs and walls that often mix stucco with block or brick. Spray a heavy tract texture on one and it stops looking like itself.

We match the finish to the house. We clean, patch and bond the old wall, then lay new stucco in a texture that fits the era, stopping clean wherever it meets brick or block.

  • Broadmor & the streets south of ASU

Mid-century ranch homes from the 1950s and 60s. Low, long walls and plain finishes, so we keep the texture light and the house still reads as mid-century.

  • Maple-Ash & Mitchell Park

Some of Tempe's oldest homes, close to downtown. Many mix stucco with brick, and patches from past owners get sorted before one new finish goes on.

  • The Lakes

1970s homes around Tempe's man-made lakes. Most have been patched a few times, and every patch is a slightly different texture. A full re-coat puts the whole house back on one.

  • Warner Ranch & South Tempe

1980s and 90s homes on the south end of the city. The youngest stucco in Tempe and the closest to a standard tract finish, so matching the street is simple.

Fit the finish to the decade

Mid-century Tempe homes were built to look low and quiet. Flat planes, crisp corners and plain walls are the point.

A heavy lace pattern fights all of that. A light sand finish or a smooth face keeps the house true to its era, though smooth takes more material and more hours, so it costs more.

The edges matter as much as the open wall. Where stucco meets brick, block or a wood beam, we stop the new coat on a clean line, so the old materials still read as part of the design.

Near ASU, a lot of these homes are rentals. A re-stucco between leases puts the house back to even with nobody living through the work.

Traditional three-coat runs $5 to $9 per square foot of wall, measured as it stands with no deduction for windows and doors. A 2,000 square foot single story home lands around $9,000 to $21,000, and a smaller ranch has less wall.
