Re-Stucco Your Gilbert Home

Gilbert's lake communities from the 1980s and its master-planned tracts from the 2000s are both at re-stucco age. We lay a new finish over the wall you have and work inside your HOA's color rules.

Gilbert, Arizona

Gilbert built a lot of houses in a short window. The lake homes in The Islands and Val Vista Lakes went up in the 1980s and 90s, and Power Ranch and Morrison Ranch filled in through the 2000s.

That first finish is now 20 to 40 years old. Patches stop blending, the foam pop-outs around the windows chip at the corners, and every repair shows up as a new shade on a sun-faded wall.

A re-stucco resets the whole house at once. We clean the wall, patch the cracks, fix damaged trim, put down a bonding coat and lay new stucco over what's there. One color, front to back.

  • The Islands & Val Vista Lakes

Gilbert's first lake communities, built through the 1980s and 90s. These are some of the oldest HOA walls in town, and the original finish has had more than 30 summers on it.

  • Power Ranch

A master plan that started building around 2000. Stucco tract homes, many with foam surrounds at the windows, all under one HOA's design rules.

  • Morrison Ranch

Farmhouse-style streets on the old Morrison family land, built from the 2000s on. Many homes mix stucco with siding, so the new finish has to stop clean at every trim line.

  • Older homes near the Heritage District

Gilbert's original town blocks, with houses older than any master plan. No HOA here, but older hand-applied textures take more time to match.

The HOA picks the color. The wall sets the prep.

Most Gilbert neighborhoods built since the 1980s run under an HOA. Most of those HOAs want a new exterior color approved before any work starts.

That's why we sample the finish on your own wall first. A color chip reads one way indoors and another in Gilbert's afternoon sun, and the board should judge the real thing.

The foam pop-outs need their own plan. On a lot of 1990s and 2000s homes, the window surrounds, banding and corbels are foam shapes with a thin coat over them, and cracked or chipped pieces get fixed before anything new goes on.

Then the whole house gets one finish. Walls and trim cure together, so the shapes don't fade on a different clock than the rest of the wall.
