Re-Stucco for Chandler Homes

Much of Chandler went up in one long building boom, wearing the same light builder textures. A re-stucco gives your house a new finish and a chance to pick a new texture.

Chandler, Arizona

A lot of Chandler was built between the late 1980s and the 2000s. Builders sprayed most of those homes with a light sand or lace finish, and that coat is now 20 to 35 years old.

Patching an old builder finish rarely blends. The new texture sits a little crisper than the worn wall around it, and the color never matches a face that's had decades of sun.

A re-stucco skips that fight. We clean and patch the wall, put down a bonding coat and lay new stucco over the whole house. You can keep the texture you have or choose a new one.

Chandler homes we re-stucco

  • Pecos Ranch

West Chandler homes from the 1990s. Many still carry the first builder coat, and patches from different years show up as different shades of the same color.

  • Clemente Ranch & Andersen Springs

Established family streets from the late 1980s and 90s. Walls this age often show a web of fine cracks across the open faces, the pattern that says the finish coat itself is done.

  • Ocotillo

Lake homes from the 1990s and 2000s in south Chandler. Lawns and lake edges keep the base of the wall wet, so we check the weep screed before any new coat goes up.

  • Layton Lakes & south Chandler

The youngest stucco in the city, with more pop-outs and stone accents. A new finish has to stop clean at every stone edge.

Your one real chance to change texture

Paint changes a color. Only new stucco changes the texture, and a full re-stucco is the one time the whole house is open for it.

Chandler's builder finishes were mostly light sand and lace. Some owners keep that look so the house sits with the street, and others go to a heavier lace or a smooth Santa Barbara finish.

Smooth takes more material and far more hours to get flat. It always costs more.

Check your HOA before you fall for a texture. Many Chandler HOAs review color and some review texture too, so we sample on your wall and you and the board judge the same thing.

Chandler re-stucco questions

Send us a photo of the wall and we'll tell you what we're looking at before anyone drives out.

For a 2,000 square foot single story home, yes. That's traditional three-coat at $5 to $9 per square foot of wall. A smooth finish, lots of pop-outs or a tight side yard push you toward the top.
