Scottsdale House Re-Stucco

Homes from McCormick Ranch to Troon. We put a full new finish over your existing stucco, in a color and texture your HOA has already signed off on.

Scottsdale, Arizona

Your Scottsdale house is 25 or 40 years old, and the stucco shows it. Fine cracks on every side, a color gone flat, and touch-ups that never matched.

Here the fix comes with rules. Most neighborhoods have an HOA that approves your color, and the desert lots up north have city color rules too. Pick wrong and the board can make you redo it.

So we settle the color before the crew shows up. Then we prep the wall, patch and bond it, and put on a new finish in a color you've already had approved.

Scottsdale homes ready for a new finish

  • McCormick Ranch

Scottsdale's first big master plan, built out from the early 1970s. These homes are old enough that the finish is tired on every side, not just the west wall.

  • Gainey Ranch

Gated homes from the 1980s and 90s around the golf club. Work runs through the gate and inside the community's rules on hours and color.

  • Grayhawk

Homes from the late 1990s and 2000s with foam bands and pop-outs around the windows. All that trim is where a re-stucco spends its time.

  • Troon and Pinnacle Peak

Custom homes on open desert lots in the far north. This is the city's Environmentally Sensitive Lands area. Colors here stay soft so the homes blend into the desert.

Your color gets approved before the wall gets wet

In most of Scottsdale the color on your house is not only your call. An HOA board signs off, and on the northern desert lots the city has its own color rules.

A paint chip in your hand reads darker than the same color on a west wall at 4 p.m. That gap is how a homeowner ends up with a color the board approved and nobody likes.

So we put a real sample on your wall, in your texture. You see it in your own light, and you have a photo to send the board.

Texture counts too. Some guidelines name it along with the color, and we'll match what yours call for.
